Approval Criteria

Qualifying Criteria:

 

General Requirements:

  • Household income must be greater than or equal to 3X the rent gross (before taxes)
  • All adult and student occupants 18+ yrs old must complete an application regardless of employment status
  • Lease must start within 21 days of application submission
  • Government Issued Photo ID required for each applicant
  • Standard security deposit equal to one month's rent
  • Credit scores for all applicants must be 650 or higher to qualify for single deposit. Lower credit may be acceptable
  • with additional security deposit funds of 1.5X – 2X the standard security deposit
  • Leases are 12+ months – Requests for short terms not guaranteed, subject to owner approval w/ additional monthly fee
  • ALL HOMES ARE NON-SMOKING, NON-VAPING in the interior.  Marijuana not permitted at any time in the interior or exterior.

Pets:

Pets permitted on a case-by-case basis with a refundable pet deposit per pet and additional monthly pet rent per pet.  Overall number and type of pets allowed per property may vary with a total pet count of 3 max pets.  Please ask before submitting application if there are any questions.  Pet photos required for each pet with all applications.  (No pet fee or deposit for fish, birds or approved caged pets. Pets which do not require a fee still must be noted on application for safety and reporting purposes.)

 

Acceptable Proof of Income:

  • Two (2) most recent pay stubs
  • Military - One (1) most recent LES
  • Offer Letter from NEW Employer - IF YOU WILL HAVE A NEW JOB WHEN LEASE STARTS, please enter NEW employer info
  • If Self-Employed, MOST RECENT TAX FILING must be submitted in addition to THREE (3) most recent bank statements in pdf
  • format (all pages required - no missing pages)
  • Other acceptable forms of income requiring official statements: Pension, Annuity, Severance, Unemployment, Social
  • Security Benefits, Money Market Acct Statement, Savings Account statement
  • Court ordered awards letter (child support/alimony)

**All income documents must include 1) Employer/Company, 2) Employee name, 3) Income and 4) Pay Date Range. 

  

Automatic Non-approval:

  1. Unpaid eviction / owing a past landlord money (Can provide proof of payment/satisfaction of judgement for approval)
  2. Active / open bankruptcy (all bankruptcies must be discharged)
  3. Recent violent felony (please provide details where applicable)
  4. Falsifying information provided on rental application.

  

Required within 48 hours Upon Conditional Approval:

  • Security Deposit:  Must be paid in-full within 48 hours of approval to finalize lease (must be paid 3 business days prior to lease start)
  • Insurance:  Proof of paid renter's policy for each applicant which includes Restoration Real Estate Group and Owner as additional interest. ($300K liability coverage per policy required.)
  • Utilities:  Utilities must be set up with Citizen Home Solutions – a free service to our applicants.
  • First Full month's rent due 3 business days prior to lease start via bank to bank wire or certified funds delivered/mailed to our office.  (Prorated first partial month due on the 1st of following month)

Lease Administration Fee of $99 will be added to tenant ledger and must be paid within 48 hours of approval.  Bank wire of $15 fee per wire will be added to ledger.

 

**If multiple applications are received within a short period, applications will be processed simultaneously, and approval will be based on highest qualifying criteria. Qualifying applications may be switched to another property in the portfolio within 30 days of initial application w/ no add'l application fees. After 30 days, a new application must be submitted.**Application fees are not refundable or transferrable**
